Master Card or Visa is required to confirm your reservation. You will receive a detailed confirmation letter either by e-mail or USPS. First night charges are non- refundable deposit; total charges due if cancelled less than 7 day advance of check in.

Guests traveling with children or pets are required to obtain approval from the innkeeper before confirming the reservation. Please scroll down to read our policies for children or pets.

Your Small Wedding or elopement can be the intimate and personalized wedding you've always dreamed about.  Thinking outside the pew gives you so much more.  Our wedding planning service can assist you with choosing your officiate, flowers, photographer and refreshments.  Winter weddings are often held before the fireplace in our parlor and Summer weddings are often set in the 3-season gardens  Make your dreams come true on your special day.  Weddings are limited to 7 guests.

 

Check in is between 3pm - 5pm. Check out is 11am.  We arrange appointments for later check- in times, but appointments must be arranged at least 24 hours in advance.

 

The Lost Dog is a smoke-free bed and breakfast; smoking is allowed on the exterior porches,
patio, and gardens. Smoking inside our facility will cause a $50 per day charge to be added to
your credit card.

 

The first night’s charges are not refundable. The entire charge will be made against your credit
card in the unhappy event you cancel with less than 7 days prior to your check in date.

 

We enjoy children visiting our B&B; however, prior arrangements are necessary. We don't mix family stays when other guests have indicated they are visiting for time away from their own children or when guests are bringing a pet. We have a small port-a-crib for infants free of charge. And, with advance notice, we are happy to make a special menu to assist families through those finicky breakfast years.

Please Note: We own a friendly Labradoodle who was born in 2000 and weighs about 80 lbs.
He is trained to not enter the guest rooms.

• Prior approval is essential if you plan to bring a minor child with you. A maximum number of three guests, including children, are allowed in a guest room. We do not accept children on
  all weekends.
• We supply a port-a-crib for infants at no charge.
• Children are to be under your adult supervision at all times, and never left alone. Please discuss any dietary preferences or allergies at the time you confirm your reservation.
• Baby/child sitting is not available.

 

Prior arrangements are necessary, but we love pets and welcome them with their companions when other guests with children are not present. Pets are to be with their companions at all times. We expect pets to be on flea/tick medication and to have their shots. We observe a leash law in town and when pets are not in their kennel. We have a friendly dog ready to share our fenced back yard.

  A maximum number of two pets allowed at the inn. We do not accept pets on all weekends.
• Pets must be leashed in the town of Berryville.
• Pets cannot be left alone in guest rooms, and must be with their owners at all times.
  Our backyard is fenced, but jail breaks have been known to occur.
• Pets must be washed and groomed & on flea medication prior to arrival, with
  proof of current rabies and parvo vaccinations.
• Owners should bring pet bedding, pet food and dishes; pets are not permitted
  on the furniture/beds.
• Owners are asked to clean up their dog litter.
• Guests must be responsible for any damage done by the pet, and to absolve the
  innkeepers of any liability if the pet is injured.
• Pet sitting is not available.
